Flood damage differs significantly from clean plumbing pipe leaks. Water originating from storm runoff, outdoor river overflow, or street drainage is classified as Category 2 (greywater) or Category 3 (blackwater), carrying dangerous biohazards, silt, petrochemical residues, and bacteria into living spaces.
Proper flood cleanup requires more than just extracting standing water. Technicians wearing personal protective equipment (PPE) must perform controlled demolition of contaminated porous materials—including the removal of drywall up to 12–24 inches above the water line (flood cuts) and disposal of saturated insulation.
Exposed wood framing, sill plates, and concrete surfaces are then scrubbed, HEPA-vacuumed, and treated with hospital-grade, EPA-registered biocides before industrial dehumidifiers and air scrubbers are positioned to dry the structure safely.
